1. Purpose
These general conditions delineate the rights and obligations of the parties regarding the remote reservation of services provided by the cosyarc establishment on its website and mobile services.
They oversee all the procedures required for reserving and managing the booking between the contracting parties.
Any reservation thus signifies the customer's complete and unequivocal acceptance of these conditions.
All customers acknowledge their capacity to enter into contracts, meaning they have attained the legal age of majority and are not under guardianship or trusteeship.
The terms “Cosyarc” and “https://www.cosyarc.com/” are used throughout this document to denote the website located at https://www.cosyarc.com and associated with the domain name accessible at https://www.cosyarc.com/.
Important: One adult is required for each accommodation. Infants must be counted within the maximum occupancy of the accommodation.
2. Applicability
These general terms and conditions of sale are applicable to all reservations made online, whether through the Website, Mobile Services, or its partners.
3. Enforceability of the general terms
In any case, the version of the general terms and conditions of sale applicable to the customer is the one in effect at the time of their reservation on the Website, Mobile Services, or with its partners.
4. Reservation
Reservations may be made via the website, telephone, email, or postal mail.
Any reservation request must include a deposit of 30% of the total cost of your stay.
The reservation will only be valid if the customer secures it with a deposit payment and upon receipt of a detailed reservation confirmation.
The establishment retains the right to decline any reservation if the credit card number is inaccurate or the reservation is incomplete.
Reservations, irrespective of their origin, shall be payable exclusively in euros.
The establishment accepts the following credit cards: Visa, Mastercard, and American Express. It features a secure reservation system (SSL) that safeguards and encrypts all sensitive data transmitted during the reservation process, thereby preventing any unauthorized disclosure to third parties.
Upon registering the reservation, a credit card debit authorization will be processed.
A payment debit equivalent to 30% of the rental amount will be processed upon reservation.
This prepayment is referred to as a deposit.
The customer bears full responsibility for their selection of services and their appropriateness for their needs, thereby absolving the establishment of any liability in this matter.
5. Payment
Deposit payment:
Deposit requirement: 30% of the rental amount is due at the time of booking the accommodation.
The deposit payment via credit card is charged at the time of booking.
There are three potential methods for submitting the deposit:
- either by check made out to the establishment and sent directly to the establishment
- either via bank transfer
- either by bank card with payment debited at the time of booking
The reservation is considered firm and definitive only upon the establishment's receipt of the deposit within the specified time limits.
Settlement of outstanding balance:
The remaining balance for the stay must be settled 30 days prior to the arrival date.
There are three potential methods for settling the balance:
- either by check made out to the establishment and sent directly to the establishment
- either via bank transfer
- either by credit card, in this case
Your initial payment method will be billed for the second payment.
The remaining balance for the stay will be automatically charged 30 days prior to the arrival date.
Any reservation made less than 30 days prior to the arrival date must be paid in full.
6. Security deposit
Security deposit of 1,500 euros via pre-authorization.
Establishing a pre-authorization on a bank card will not result in an automatic debit of the card for this amount.
Please be advised that initiating a pre-authorization on an American Express card will result in an automatic charge to the card for the specified amount.
The pre-authorization is secured on the day of registration and will be released within 30 days thereafter. This measure is intended to address potential loss or damage to items, furniture, or other belongings. The deposit will be returned to the tenant upon vacating the premises or within 30 days, following deductions for any damages, loss of items, etc. Should the security deposit be inadequate, the tenant agrees to supplement the amount after the exit inventory. This deposit shall not, under any circumstances, be regarded as a contribution toward the rent.
Establishing a pre-authorization on an American Express card will result in an automatic charge to the card for the specified amount.
7. Internal Policies
We would like to inform you that the accommodations are designated as "non-smoking." Pets are not permitted. 8. Right of withdrawal
The customer is hereby reminded, in accordance with Article L. 121-21-8 12° of the Consumer Code, that the right of withdrawal stipulated in Article L. 121-21 of the Consumer Code does not apply.
The Conditions of Sale for the reserved rate delineate the terms regarding the cancellation and/or modification of the reservation.
9. Alteration of residency
Any modification to a reservation must be requested via email to the establishment or by telephone. The request will only take effect once the establishment has confirmed its acceptance in writing.
In the event of a change in stay, the following conditions shall apply (except in cases of force majeure):
In the event of a no-show on the designated arrival date, the full stay is payable.
– Any initiated stay is fully warranted.
10.Cancellation of stay
In the event of cancellation, the following terms apply :
- Full refund for cancellations made up to 30 days before arrival.
-100% refund 30 days before arrival
-No refund after 30 days
- Any stay that is interrupted or cut short, for whatever reason, will not be eligible for a refund
- In the event of a no-show on the designated arrival date, the stay is payable in full.
11. Liability
We wish to inform you that, in accordance with current legislation, the sale of tourist accommodations does not fall under the purview of hoteliers' liability. Therefore, "Cosyarc" cannot be held responsible for any loss, forgetfulness, theft, or damage to personal belongings, particularly within your accommodation.
We would like to remind you that you are responsible for the security of your accommodation during your stay and that it is your duty to ensure appropriate insurance coverage. Taking certain precautions can help you avoid potential inconveniences, such as closing your patio doors before leaving the premises and locking your door.
12.Housekeeping
The cleaning of your accommodation at the conclusion of your stay is included in our rates. It is understood that the accommodation must be vacated.

Comprehensive instructions will be provided upon your arrival. Noncompliance may lead to deductions from your deposit.
13. Arrivals and Departures
Arrivals are scheduled for Saturday, beginning at 5 p.m., with departures occurring the following Saturday, requiring guests to vacate their accommodations beforehand.
By 10 a.m., the kitchen should be organized and the dishes washed.
The keys are provided by our concierge starting at 5 p.m. Should you arrive late, the keys will be placed in a secure box.
14.. Force majeure
Force majeure refers to any unforeseen, insurmountable event external to the parties that hinders either the customer or the establishment from fulfilling all or part of the obligations stipulated in the contract.
Instances of force majeure or unforeseen circumstances are deemed to be those typically acknowledged by the jurisprudence of French courts and tribunals.
Neither party shall be held liable to the other for any failure to fulfill its obligations arising from a force majeure event.
It is explicitly agreed that force majeure suspends the execution of reciprocal obligations for the parties, with each party bearing the associated costs.
15.. Price
Prices are displayed in Euros.
The prices specified encompass only the services explicitly outlined in the reservation.
The prices applicable are those in effect on the day of booking. Establishments and independent professionals retain the right to adjust their prices at any time. Only the price specified in the booking confirmation is considered contractual.
16. Grievances, conflicts
Any complaint must be submitted to the establishment within seven days from the date of the stay.
In the absence of access to the conventional mediation process or any alternative dispute resolution method within a 30-day period, either party may submit the matter to the appropriate judicial court.
17. Responsibilities
It is the responsibility of the Establishment to secure all necessary guarantees and assurances to welcome the public and to conduct its operations effectively.
The customer is responsible for the safekeeping of his property and equipment. He must notify the establishment of any damage he causes. He is liable for all damage inflicted by his intermediary and agrees to cover the restoration costs in the event of damage to the premises provided.
Any behavior that contravenes good morals and public order will result in the establishment requesting the customer to vacate the premises without any compensation and/or reimbursement if payment has already been made.
The customer agrees not to invite any individual whose conduct may jeopardize the establishment, which reserves the right to intervene if deemed necessary.
The client commits to ensuring that participants and their guests adhere to all instructions and regulations of the establishment, particularly the prohibition on smoking. The client will guarantee that participants do not interfere with the establishment's operations or compromise the safety of the premises or its occupants.
Unless explicitly stated otherwise, the client is required to vacate the villa by 11 a.m. on the day the reservation concludes. Failure to do so will result in a charge for an additional night.
The "Cosyarc" accommodation provides complimentary WIFI access, enabling guests to connect to the internet. The guest agrees that the IT resources made available by the establishment will not be utilized for the reproduction, representation, distribution, or public communication of works or objects protected by copyright or related rights, including texts, images, photographs, musical compositions, audiovisual works, software, and video games, without the necessary authorization from the rights holders as stipulated in Books I and II of the Intellectual Property Code. Failure to adhere to these obligations may result in accusations of counterfeiting (Article L.335-3 of the Intellectual Property Code), which carries a penalty of a fine up to 300,000 euros and a potential prison sentence of three years. Additionally, the guest is required to comply with the security policy of the internet access provider, including adherence to the rules governing the use of security measures designed to prevent the illicit use of IT resources and to avoid any actions that may compromise the effectiveness of these measures.
The photographs displayed on the Site and the Mobile Services of the establishment, as well as those of its partners, are intended solely for informational purposes. While every effort is made to ensure that the photographs, graphic representations, and texts used to illustrate the establishments provide an accurate depiction of the accommodation services offered, variations may arise, particularly due to changes in furnishings or potential renovations.
The establishment shall not be held liable for the non-fulfillment or inadequate fulfillment of the reservation in cases of force majeure, actions by third parties, unforeseeable and insurmountable circumstances, or issues arising from the customer, particularly including internet unavailability, inability to access the website, external intrusions, computer viruses, or instances of pre-payment not authorized by the cardholder's bank.
18. Mediation
The decree dated October 30, 2015, concerning the mediation of consumer disputes, transposes into French law Directive 2013/11/EU of May 21, 2013, which addresses the out-of-court settlement of consumer disputes, as well as Order No. 2015-1033 of August 20, 2015, related to the same matter. This decree outlines the application conditions of Article L152-1 of the Consumer Code, mandating that professionals across all consumer sectors provide a mediation procedure in the event of disputes with their customers. According to the law, the mediation process must conclude within 90 days. We encourage you to submit your requests exclusively via email, as this will provide a timestamp for your correspondence, and to maintain a personal archive of it.
Internal mediation
For any unresolved disputes, we encourage you to reach out to the Internal Mediation service, which is committed to delivering a satisfactory response within 30 days.
In the case of dissatisfaction, you are advised that you may seek recourse through an external mediator of your choosing.
